Sure, the house will most likely have an inspection at a later date by an interested buyer. But what if that inspection just before closing reveals a problem that forces you to make expensive last-minute repairs, or scares away the buyer altogether?

At Safeguard Home Inspection, we’ll closely examine your home for any defects so you can make an unhurried decision on the best and most cost-effective remedies. It allows you to sell your home with confidence.

And if you need us again within the next 60 days to examine any repairs, we'll come back to re-evaluate the home and issue an updated Inspection Report for only $100

OUR SERVICES
The Home Seller Inspection Service includes:

• 350+ items inspected, including grounds, exterior, roof, structure, interior, plumbing, electrical, insulation, ventilation, heating and air, appliances and more.
• Carbon monoxide and combustible gas detection
• Radon sampling (an accurate indicator to determine if a 2-day test is necessary)
• Moisture content analysis
• Detailed inspection report with photos produced on site.

PRICE
Safeguard Home Inspection charges a flat fee based on home home size*:

• $400 for all homes less than 3,000 square feet
• $500 for all homes 3,000-4,000 square feet
• $100 for each additional 1,000 square feet

  *Square footage is calculated as the finished plus unfinished space in the home

  DISCOUNTS:**

Price reductions will be applied to the above fees under these circumstances*:

• $50 discount for townhomes.
• $50 discount for homes on slabs (no basement/no crawl space).
• $50 discount for active military and first responders.
• $100 discount for high-rise condos.

  **Only one discount will be applied per property

CONSULTATION SERVICE:
As a special service only for home sellers (not for home buyers), Safeguard Home Inspection offers a consultation service that provides exactly the same inspection service described above but without a written report. The findings are verbally conveyed to the home seller on site at time of inspection.

The elimination of a written report prepared on site will cut the inspection time in half, and therefore the price for the consultation service will be one-half of the ordinary fee stated above.

ADDITIONAL SERVICES
We are pleased to offer the following options not included in the standard service package:

• Two-day radon test ($150)
• Lead test with results from laboratory analysis ($100)
• Asbestos test with results from laboratory analysis ($100)
• Re-inspection with updated report, within 60 days of original inspection ($100)
